If you’ve spent any time scrolling Mallorca property listings, you’ve probably had the same thought many others do: “Can I actually buy a place here?”

The good news is yes, you can. And not only is it possible, it’s far more common than you might think. Every year, thousands of non-Spanish buyers, from the UK, Germany, Scandinavia, the US and beyond purchase homes across the island, either as holiday bases, permanent residences, or smart investments.

But while buying is absolutely allowed, it’s important to understand the process so you can move forward with confidence. Here’s what you need to know.

You don’t need to be a resident

Spain allows full foreign ownership of property. You don’t have to be a Spanish resident, and there are no restrictions on where or what you can buy. Whether it’s a one bedroom apartment in Palma or a sprawling finca near Santa Maria, the choice is yours.

What you will need a NIE to purchase property in Mallorca

Before any paperwork can begin, you’ll need an NIE. That’s a Número de Identificación de Extranjero (Foreign Identification Number). It’s used to track tax and legal activity, and is required to open a bank account, sign contracts and pay property taxes.

You can apply for this in Spain or at a Spanish consulate in your home country. Most of our clients choose to have their lawyer handle it on their behalf, especially if they’re not yet on the island.

Legal support is essential

This is not the time to skip professional advice. A local lawyer will guide you through every stage of the purchase, including checking that the property has the correct paperwork, no debts, and all licences in order. The legal system in Spain is very different to that in the UK or US, so having someone in your corner who speaks the language and knows the law is non-negotiable.

What if you’re buying from abroad?

Totally normal. In fact, it’s how most of our clients begin. With power of attorney, your lawyer can handle almost everything for you, including signing contracts and even finalising the purchase. Many clients only fly out once to view the property or collect the keys.

Mortgages for non-residents

Yes, you can get a mortgage as a foreigner in Spain. Lenders typically offer up to 60–70% of the property’s value for non-residents. It helps to have a clear paper trail, a good credit history, and a specialist broker or local bank used to dealing with international clients.
